Part of Buying luxury real estate in Orlando
Buy in Windermere for the Butler Chain and room around the house. Buy in Winter Park for Park Avenue and a 6.8-mile drive to downtown Orlando. Windermere is the more expensive market at the median, $1,294,144 against $864,428 over the three months ending August 2026. Winter Park is the more expensive per square foot, $432 against $384. Divide one figure by the other and the typical Winter Park sale is a house of roughly 2,000 square feet, against roughly 3,400 in Windermere.

Market figures are Redfin's city pages, retrieved 2 October 2026. Redfin's Windermere page covers the town; it files Isleworth and Keene's Pointe under Lake Butler, and their medians are on our ranking page. Sale records and millage are from the Orange County Property Appraiser. Distances are Google Maps driving miles from Windermere Town Hall and from Park Avenue at Morse Boulevard.
The Town of Windermere had 3,030 residents at the 2020 Census. Isleworth and Keene's Pointe, the addresses most buyers mean when they say Windermere, sit outside the town in unincorporated Orange County. They carry a Windermere mailing address and county services.
That shows up in the tax bill. A home in the town paid between 15.2311 and 15.4839 mills on the 2025 roll, depending on whether it sits in the Windermere Water and Navigation Control District. A home in Isleworth or Keene's Pointe paid 16.3894, because the county's unincorporated fire and services levies replace the town's. Winter Park came in at 15.3615. On each $1 million of taxable value, Isleworth costs about $1,028 a year more than Winter Park.
The Butler Chain is the reason the top of this market exists. In 1984 Florida designated its lakes, from Butler and Down to Tibet and Sheen, and the waterways joining them an Outstanding Florida Water, and it added Lake Blanche in 1987. The chain is navigable end to end, and its shoreline is fixed. The frontage on one lake is a different asset from the frontage on another.
The private communities on that water hold some of the county's highest prices. Isleworth holds the highest single-family sale Orange County has recorded, $32,000,000 in February 2023. Keene's Pointe set its own high in June 2026 at $13,200,000. We rank the five gated communities here.
Windermere also puts you closer to the southwest side of Orlando: 12.8 miles to Disney Springs against Winter Park's 23.4.
Winter Park was incorporated in 1887. Park Avenue runs through the Downtown Winter Park Historic District, which is on the National Register of Historic Places. Rollins College, founded in 1885, sits at the south end. The city counts more than 700 historic structures.
The lakes are smaller and closer to town. Lake Virginia, Lake Osceola and Lake Maitland are joined by the Fern and Venetian canals, and a scenic boat tour has run on them since 1938. Lakefront land now sets Winter Park's record prices. A 10.8-acre lakefront estate on Palmer Avenue, 1.3 miles from Park Avenue, recorded at $15,000,000 in April 2026 with a house built in 1940.
Winter Park is also the more liquid market. It sold 165 homes in August against Windermere's 28, and its homes sold after a median 46 days against Windermere's 51. For a seller that means more recent comparables to price against and more buyers looking each month.
Winter Park High School reports an "A" from the state for the eighth year in a row. In Windermere, public school assignments vary by address, and we confirm the current zone for every property rather than rely on a community name.
Windermere Preparatory School, founded in 2000, runs from pre-kindergarten through 12th grade and takes boarders. Trinity Preparatory School in Winter Park, founded in 1968, covers grades 6 through 12. Lake Highland Preparatory School in Orlando, founded in 1970, covers pre-kindergarten through 12th grade.
Buy in Windermere if you want navigable water at the dock, room around the house and a short drive to the southwest side of Orlando. Expect fewer comparable sales when you sell, and a slightly higher tax rate if you are in Isleworth or Keene's Pointe.
Buy in Winter Park if you want to walk to dinner, work downtown or fly often, and you will trade lot size for an address that sells quickly. Expect to pay more per square foot for less house.
The two markets do not compete for the same buyer as often as the comparison suggests. Most of our clients know which one they are within a single drive through each.
