Dr. Phillips is a community in southwest Orange County, Florida, between Windermere and downtown Orlando along Sand Lake Road. It is home to Restaurant Row and several of Orlando's most established luxury communities.
The neighborhood is threaded around its own water — Big Sand Lake at roughly a thousand acres, Little Sand Lake, and Spring Lake — with the Butler Chain beginning just across Apopka-Vineland. Dr. P. Phillips Community Park sits on Big Sand Lake's southwest shore, and the hospital carrying the founder's name stands on land from his first grove.
Most Dr. Phillips communities are built near the water rather than on it, so true frontage on Big Sand Lake trades at a premium the neighborhood's blended statistics never show.
Bay Hill is the original and still the flagship — the Arnold Palmer-anchored golf community along the Butler Chain, first signed under the Phillips family's community plan in 1960 with density capped at two homes per acre. Vizcaya, Emerson Pointe, and Phillips Landing hold most of the corridor's guarded lakefront and near-lakefront inventory. Phillips Bay, Orange Tree, Sand Lake Cove, Bay Vista, and Turtle Creek form the deep middle of the market, mostly sub-$1.5M.
