Buying luxury real estate in Orlando

Everything we know about how this market actually works, in the order you will meet it. Each section stands on its own and links to the piece that covers it in full.

Where the market actually sits

Central Florida's five-county reporting area closed 2,720 sales in July 2026 at a median of $410,494, with homes averaging 64 days on market and months of supply at 4.4 against six for a balanced market. The metro has been lengthening and softening at the same time, and in ORRA's mid-year survey 68% of responding REALTORS® reported more seller concessions than a year earlier.

Luxury does not track the metro median, but the metro sets the negotiating temperature every buyer brings to the table. Nationally, listings received an average of 2.0 offers in July and 19% of homes sold above list price. Two offers is not an auction, and at the top of this market the number is thinner still.

Finding the property, including the ones that are never listed

A meaningful share of the best inventory at this level never reaches a portal. That is not a secret club. It is a small set of named MLS statuses, and access runs through exactly one channel: a direct relationship with the brokerage holding the listing. NAR's own rule makes any private network wider than a single firm count as public marketing, which is why most things sold as private listing networks contradict their own name.

The honest caveat is that going off-market does not reliably add money. The best available study found the pocket-listing premium collapsed after Clear Cooperation took effect. What off-market delivers is privacy, control of timing, and no permanent public price history on a property that may need to come back to market later.

Where to buy, and what separates the communities

Windermere's gated communities span roughly $800,000 to $25 million and up. Isleworth trades around $784 per square foot against Keene's Pointe at $467, which tells you most of what you need to know about what each one is selling. The premium is the address and the water, not more house per dollar.

The single most expensive mistake at this level is buying the house rather than the frontage. The Butler Chain is thirteen interconnected lakes designated an Outstanding Florida Water, and frontage on the large open lakes, frontage on the small connected lakes, and canal access each price differently. Two homes a hundred yards apart can sit on very different water.

Doing the deal

A luxury purchase in Florida runs on the FR/BAR AS IS contract, and the two blanks that decide most of the risk are the inspection period and the loan approval window. Leave the inspection period empty and the form fills it in at fifteen days. Financing defaults to thirty days for loan approval, with application due within five.

Above the conforming limit the financing conversation changes from jumbo pricing to portfolio flexibility, and the inspection on a large estate is a different exercise from a standard home inspection. Both are covered properly below.

What it costs to buy, hold and sell

Buyers arriving from out of state routinely model the purchase price and nothing else. Citizens Property Insurance cannot write a home with a dwelling replacement cost of $700,000 or more outside Miami-Dade and Monroe, so every estate here is placed with a high-net-worth carrier or in surplus lines. In Orange County the average surplus-lines premium on a dwelling insured between $1M and $5M was $8,900 in 2025, down from $10,800 in 2024.

On the sell side, doc stamps and title on a $5M Orange County sale come to just over $50,000 before a dollar of commission, and the cost of time on market is the line almost nobody computes.

If you are on the other side of it

Sellers at this level are not buying exposure, they are buying control. The sale-to-list ratio a seller gets shown measures the wrong denominator, and incremental price cuts teach buyers to wait rather than to act.

What this adds up to

The Orlando luxury market rewards preparation over speed. The frontage decides the value, the terms decide whether the number survives to closing, and the annual carrying cost decides what the purchase actually costs you. None of that is visible from a listing photograph.

If you want a specific property assessed properly before you are committed to it, the next step is a conversation rather than a showing.
