Windermere is a town in Orange County, Florida, on the Butler Chain of Lakes, approximately 15 miles southwest of downtown Orlando. It is one of Central Florida's premier luxury real estate markets.
The Butler Chain is thirteen connected lakes running south from Windermere, and in 1985 it became the first lake system in Florida designated Outstanding Florida Waters — a recognition of water quality and habitat that still holds. The lakes are spring-fed, navigable end to end by boat, and clean enough to swim and ski.
For a buyer, lakefront on the Butler Chain is not one thing: frontage on the larger open lakes, frontage on the smaller connected lakes, and canal or cove access each carry a different premium. A private dock with a boat lift on navigable water is worth materially more than a lake view alone.
Isleworth is the benchmark address — a roughly 600-acre guard-gated community built around the Isleworth Golf & Country Club, with most homes trading between $4 million and $8 million as of early 2026. Keene's Pointe holds just over a thousand homes behind a 24-hour gate, anchored by the Jack Nicklaus Signature course at the Golden Bear Club, ranging from around $400,000 to roughly $7 million for premium lakefront. Lake Butler Sound is a smaller gated enclave with direct Butler Chain access, typically trading from the mid-$1 millions to around $5 million. Smaller enclaves include Chaine du Lac, the Reserve at Lake Butler Sound, and Casabella. Across all of it, Windermere's gated communities span roughly $800,000 to $25 million-plus.
Isleworth Golf & Country Club opened in 1986 to an Arnold Palmer and Ed Seay design, was redesigned by Steve Smyers in 2003-04, and plays to a par 72 at roughly 7,544 yards. The Golden Bear Club at Keene's Pointe opened in 1999 as a Jack Nicklaus Signature course, playing 7,173 yards along the Butler Chain. Membership at each is separate from buying a home in the community.
Windermere in 2026 is a market with rising inventory and real negotiating room in the entry-luxury band — roughly $700,000 to $1.5 million. Higher up, on the Butler Chain and inside the marquee gates, well-priced trophy properties still move. What a property is worth here depends less on the community's name than on the specific water, the specific street, and how the home is positioned from day one.

The entry-luxury band runs about $700,000 to $1.5 million; Isleworth generally trades from the high-$2 millions into the teens; Keene's Pointe ranges from the low hundreds to about $7 million. Butler Chain lakefront commands the largest premium.

It depends on the address. The historic town is generally zoned to Windermere Elementary, Gotha Middle, and Olympia High; the southern communities feed Windermere High and Bridgewater Middle.
